Villa Kayan - Gorgeous 2BR Seminyak gem

Affordable, close to things for walking, clean and private. Would stay again.

Pros: Very good location, very easy walk to JL Kaya Ayu, also quiet though close. Clean, comfy, very good staff. Affordable.

Cons: Villa is a bit dated, pool in need for a revamp?

Cons: So many mossies, couldn’t use the lounge area at all as too dark and riddled with them. Kitchen also no enjoyable after dark because of same issue.

Our memories at Kayan Villa will last forever. Our sons thought it was paradise, and so did we.

Pros: We loved the vibe of this villa so much. We specifically wanted a place with atmosphere to relax in during the heat of the day. We loved the East West palm, the trickling water feature and the lounge chairs, as well as the day beds in the undercover area. We read books and listened to music and dipped in and out of the pool. Our sons 14yrs and 8yrs loved the tv with Netflix in their room. The street is quiet yet close to everything and the massage place on the corner was great. We also LOVED Minot French Cafe on the corner and ate breakfast there every morning. We will stay again. Thank you very much to the staff.

Cons: The only criticism I have is that the exposed tiles on one side of the pool had mould/scum on them and could do with a clean. It may be that that side gets more shade than the other but we certainly had lots of sun on the pool for most of the day.

Great villa in Seminyak: spacious, clean, and comfortable with solid location!

Pros: Great 2 bedroom / 2 bath villa in Seminyak! We traveled as a family of 4 (kids 8 and 9 yrs) and Villa Kayan worked perfectly for us. It's spacious, clean, and comfortable. Communication with the villa/host was great and began well before our visit - directions, airport transfer, welcome, etc. The location is super! It's close to cafes/restaurants/shopping but down a quiet street - noise was not an issue. Wifi worked well - no problems there. Our kids loved the pool and are great swimmers, but if you have younger kids, keep in mind that the bedrooms are on either side of the pool so a nighttime plan might need to be in place if your kids walk at night and aren't pool safe. Ultimately, we really enjoyed our stay here, we'd return, and we recommend it!

Incredible location, design, privacy and cleanliness.

Pros: I’m really annoyed. This property is just too nice! And I want to stay longer but it’s booked up!! I design interiors so it ticks that box, down a quiet dead end road ticks that too. There are too many good things about it. I’m still in Seminyak and sadly elsewhere. 25 of 10 if I could. Whattsapp group and staff all very helpful. Well done Kayan team.

Pros: Property is very clean and comfortable. Beautifully decorated and well designed. Walking distance to Seminyak Square/Village and many shops and restaurants. The place comes with a hot/cold water filter dispenser too! The pool was clean and a good size. My 9 yo niece was constantly in it or asking to be in it. For those who want to do simple cooking, there is a stove, kitchen utensils and fridge. Plus microwave.

Excellent Villa, close to everything

Pros: The villa was perfect for the three of us. Very comfortable beds, great having our own pool, to take a dip whenever we felt like it. Plenty of hanging space with hangers. We didn't want for anything. Also, it's a perfect location. Only a couple of minutes to all the cafes, restaurants and shops. The staff were very accommodating.

Cons: There's not much to dislike, but perhaps an upgrade with a set of drawers in each bedroom so that you could put your clothes away.

Hidden, exceptionally clean and great staff - love Villa Kayan

Pros: it’s always clean and close to shops and cafes in the heart of Seminyak. We will come back and stay again next time we come back to Bali. the staff were fantastic. Always accommodating and meticulously clean.
